How beautiful it is?
Post office layoff people for the 1st time in the history,the recession is the worst in the history and last very long according to many economists(Bush and McCain say that American economy is still strong?they are either aliens or liars like the mass destruction arms in Iraq?),homeless build tent city in LA revealed by BBC,not by US media that tries to hide,US dollars are printed like toilet paper without gold support and they go to the Caucasian riches(several and several generations later have to pay back),automobile industries will be out of cash,unions strike want more pay and benefits,taxes increase to support illegal homeless and criminal Mexicans pouring everyday into the US for free health,housing,food,schools,colleges…while American citizens do not get any benefits,that why they make babies,not money.McCain wants to spend more money and fight another 100 years in Iraq and Afghanistan.House are overpriced to lure stupid Americans to invest.I’ve never seen so many Vietnamese Americans homeless in my life.They ask me for money:I do not give any because they do not unite and joint the Mexicans to rob,rape,murder…the Vietnameses;the number of Mexican working in Vietnamese business grows and no Vietnameses in Hispanic business.The churches and many Americans give refuges for these illegal to take the jobs,attack,commit crimes against their fellow Americans…
Some good news like that are still comming if Americans conitnue to be immoral because Gods are always great.Some Vietnameses are going back to VN or overseas because America is doomed(2nd part of the prediction of Trang Trinh).

With the price we offered, there is some left after paying the banks. But I guess it is not enough for the seller agent having to split with our agent. We’ll see what’ll happen. I am starting to lose interest in the house. We can withdraw the contract anytime so I am not worrying about it. If we could find something else. We’ll walk away.

The real estate agent gets the % of the sale as commission, the difference would not be that much to sit on the contract for more money. By common sense, I don’t think that is wise.They would want to sell fast to get their share.

“seller agent who is dragging on the contract because she is not getting enough commission,” it might not be always true. Seller agent assists homeowner to negotiate with the bank who permits to sale. So there is no reason that seller agent has to drag on the contract to get more commission. If your offer was approved by the bank and/or homeowner, that is all commission that seller agent can get from the sale. Specially, in this market, dragging is not a wise thing to do.

There are a lot of paper work that needs to be taken care off by the seller agent. If she does it fast and sooner, waiting time is shorter. Waiting for a few months is nothing new in the short sale business.

Waiting is a must if you really love the house.

Ugh, that’s just wrong. That shouldn’t happen, but unfortunately in this market and world of REOs and short sales…I’m afraid there isn’t much left to do about it. Just be patient…Short sales can take a very long time. You should have a short sale addendum with the offer that states that you are allowed to back out or continue looking at new homes at any time. Check your paperwork and your agent.

Thì đấy, với tất cả sự quý trọng của mình dành cho “buyer’s agents” nhưng nếu mình mua trực tiếp với “listing agents/sellers” thì mình sẽ được phục vụ tận tình, chu đáo và mình biết được nhiều insider’s news hơn. (Thay vì phải đi qua một người nữa).

Hi Nhien,

I don’t think our agent is greedy. She is willing to accept whatever there is. It’s the seller’s agent that doesn’t want to move things through. We got until April so it’s plenty of time. We’re looking at other places too, so if this one doesn’t go through, we can always walk away.
